Commercial Building Applications

Requirements for Submittal
 

For commercial building projects, include the following items:

  • Application Form;
  • Two sets of building plans, with a .pdf prepared in accordance with the City of Rollingwood Code of Ordinances, and include the following items;
    • For new or proposed construction projects in which the footprint or roof plan of an existing building or structure will increase, please review the Drainage Criteria Manual and include drainage plans.
    • Site plan or survey
    • Recorded subdivision plat
    • As built survey of the property, certified by a licensed surveyor which includes trees 6" in diameter or greater, and any improvements constructed or installed on the property
    • Front, rear, and side elevations, including site sections, impervious cover, masonry detail, and the building footprint-to-property ratio.
  • Res-Check Energy Compliance Certificate;
  • Letter from an architect, engineer, certified industrial hygienist, or licensed asbestos remediator,  stating that the structure contains no asbestos, or if asbestos was present, that it has been remediated;

For New Construction, Remodels, and Additions plans must meet the following requirements and include the following details: 

  • Construction plans must be sealed by a licensed architect or licensed engineer; 
  • Four dimensioned building elevations; 
  • Square footage of total construction area, and heated area; 
  • Electrical wiring diagrams sealed by a professional engineer; 
  • Load calculations, and one line (riser) diagrams;
  • Electrical specs; 
  • Plumbing schematics, and riser diagrams sealed by a professional engineer;
  • Interior and wall cross sections with components; 
  • Interior wall finish with emphasis on rated assemblies;
  • Mechanical plans/specs sealed by a professional engineer;
  • Roof: pitched or shed, include material; 
  • All emergency fire egress exits; 
  • window sizes and locations; 
  • Number of stories and area in square footage; 
  • Cross section of intermediate floors identifying components;
  • Number of fixture units for water, drain, waste, and vent systems; 
  • Type of construction according to the latest addition of the International Building Code; 
  • Building height; 
  • Reference of proper year of the IBC per the Rollingwood Code of Ordinance

 

Calculating Fees

Demolition: $600.00

New Construction (less than 10,000 square feet): $1200.00 + Area Multiplier

New Construction (greater than 10,000 square feet): $1500.00 + Area Multiplier

Site Plan Development Permit Fee: $2000.00

Remodel/Addition/Finish out: $600.00 + Area Multiplier

New Construction Resubmission: $600.00

Remodel Resubmission: $300.00

 

Area Multiplier:  Square footage of project ___________________ x $0.25/sq. ft. (Excludes fences, decks, balconies, retaining walls.)

Owner Notice Certification
 

All property owners of businesses and homes within 250' of a project area must be notified of construction.  Notification letters may be hand-delivered, or mailed by both regular and certified mail.  It is the responsibility of the applicant to generate the list of recipients, and obtain delivery/mailing addresses for the list of recipients.  The Planning and Development Manager will review your list and assist you with any questions you have regarding how to generate the list.
